Based on the current market price and a minimum pcm rental of £650 would return a yield of 5.57%. The asking price in my opinion is a little too high and the increase in capital growth from £116k to £140k in four years seems to me to be a little unrealistic. With the right negotiations, I would expect the property to go for less.
